Katal — management for real estate companies selling lots

A system for real estate companies that sell lots in installments. From the DXF site plan to the last receipt, on web, Windows and iPhone.

Context

A real estate company that sells lots in installments is running three businesses at once without noticing: the land inventory, the sales, and years of installment collections.

Katal started as a custom system for a real estate company in Guatemala that kept all of that across AutoCAD plans, spreadsheets and handwritten receipts. Today it is a product for any company with that same problem.

Problem

The site plan and the portfolio didn’t talk to each other. To know whether a lot was available you had to ask someone. To know who was behind on payments you had to reconcile spreadsheets at the end of the month. And every salesperson calculated installments their own way.

The system had to answer three questions at any time, without calling anyone: which lot is available, how much this client pays, and who owes money.

Design decisions

The site plan is the inventory. Katal imports the project’s DXF and every polygon becomes a lot with a status: available, reserved or sold. The interactive map is drawn on canvas with a spatial index so it stays smooth with hundreds of lots, and the orthophoto is calibrated with control points over the plan. From the map you can reserve a lot, select several for a contract or change their price.

One installment formula. Cash or credit, with French, German or simple amortization. The same formula runs in the salesperson’s simulator, the contract and the payment plan, so what is promised to the client is what gets collected.

Collections run themselves. Every payment becomes a receipt with its sequence number and balance. Overdue installments accrue late fees, and reminders go out on WhatsApp before each due date.

Each role sees its own. Administrator, supervisor, sales and partner have different permissions. A partner only sees the project they invested in, and every change is recorded in the audit log.

One codebase, three platforms. The same React panel runs in the browser, as a Windows installer with Tauri and as an iPhone app with Capacitor. The iOS app is built, signed and submitted to App Store review automatically on every change, with GitHub Actions and fastlane. There is no separate mobile team to maintain.

Where it’s going

Katal is moving from a single-client system to a multi-tenant SaaS: each company with isolated data, plans that unlock modules (map, CAD plans, sales goals, reminders, auditing), online sign-up and an internal panel to manage companies and plans.
